I have extensively searched the nation for comps and could not find one water front property even close to this. Only riverfront, nasty multiple acre waterholes that look manmade and unhealthy for swimming, or fully developed party lakes overcrowded with surround houses and ski boat docks on tiny lots.
This could be a peaceful oasis to live away from all the chaos (scenic easy drive to downtown Newport shops and services) or become a highly desired lucrative campground for generations to come.
There is nothing else available anywhere like this, when it is gone, it is gone!
